Utilities Infrastructure
How the embedded network, rooftop solar, community solar and battery, EV charging and cold water work at Lincoln Lifestyle Northern Beaches.
How Infrastructure Works at Lincoln Lifestyle Northern Beaches
A Simpler Way to Manage Your Utilities
Your home is connected to an embedded network, helping reduce costs and simplify utility connections. Energy, hot and cold water, and other services are delivered through one coordinated system, with charges based on individual usage. By bringing essential services together, the network helps deliver a cheaper, more efficient and streamlined community experience.
Unlike traditional residential energy connections where every home has a direct connection to the electricity grid, in an embedded network there is a single (parent) grid connection with multiple (child) connections that power individual homes. Each home has its own LPE smart meter so you only pay for what you use.

By leveraging the group buying power of the entire resort, Lincoln Lifestyle Northern Beaches has been able to negotiate a commercial energy supply agreement with discounted rates not typically given to the residential market.
Investing In the Community's Future
LPE and Lincoln Place have invested in shared infrastructure designed to support the community for years to come. From energy and water services through to solar, future battery storage and electric vehicle charging, this infrastructure helps create a more efficient resort while supporting future technologies as your needs evolve.
Sustainable Communities
LPE and Lincoln Place are proud to be providing a renewable source of energy at the Northern Beaches resort. Recognising the importance of transitioning to a renewable energy future, we have invested in significant energy infrastructure across all our resorts to do what we can to help lower energy costs for homeowners and help create a sustainable future for our community.
Lincoln Lifestyle Northern Beaches includes, from the outset, rooftop solar on homes and, in future, solar and battery systems connected to community facilities.
Solar on Your Home Rooftop
A solar system (3kW) is installed on the roof of your home, allowing you to benefit from the renewable infrastructure at Lincoln Lifestyle Northern Beaches. When the sun is shining, you can enjoy the full benefit of a solar-powered home supplying electricity to your home at no cost. The energy produced is available for use within your home first, helping reduce reliance on grid electricity during the day. When solar energy is not being used by individual homes, excess generation can be directed to support shared community facilities and common areas.
Your rooftop solar system was installed and is managed by Lincoln Place so that the homeowner receives full benefit. Only excess and unused energy is exported into the embedded network. Solar generation is not metered and therefore not measured or recorded on your energy bills. Energy charges are from grid purchase only.

Lincoln Place covers all costs associated with management and maintenance of the solar system on your roof, and any offset to your electricity costs generated by this system is complimentary to homeowners. The solar panels are self-cleaning, so you don't need to worry about getting up on the roof to maintain them.

Community Solar and Battery Infrastructure
Dedicated solar and battery systems are being installed to support the operation of the clubhouse and other shared facilities throughout the resort.
Solar PV panels (up to 99kW) will be installed on the rooftop of the clubhouse [TODO: confirm date — planned for 2028].
A community Battery Energy Storage System (BESS, up to 588kWh) will be installed in a discrete common area location [TODO: confirm date — planned for 2029]. The battery is designed to store excess solar during the day, reduce peak hour energy usage, and improve network resilience and reliability. Electricity will not be sold back to the grid and instead will be prioritised for community assets and residents.
Together, these systems help power community assets, reduce demand on the broader electricity network and support the long-term sustainability of the resort.
Electric Vehicle Charging
As electric vehicle ownership continues to grow, Lincoln Lifestyle Northern Beaches is planning for the future through the introduction of community EV charging infrastructure [TODO: confirm date — planned for 2027].
It is not permitted for you to install EV charging infrastructure at your own property, because embedded energy is managed at a community level and EV chargers without network-level load management can create significant additional peak demand, potentially overloading transformers, switchboards, feeders, protection equipment, or other shared electrical assets, which can compromise power quality, stability, or available capacity for the community.
The availability of shared charging facilities still enables you to access this technology without having to invest in infrastructure yourself.
EV charging is paid for by its users in an app, and usage is not attributed to common area electricity — so if you don't use it, you don't pay for it.
Cold Water
The cold-water usage in your home is measured with a smart meter, so you only pay for what you use. Cold water will appear on your bill quarterly. There are no meter or supply charges for cold water.
One Utility Bill
Your home benefits from multiple utilities working together, making it simpler for you to manage under one utility bill.
By bringing essential services together, the network helps deliver a more efficient and streamlined community experience.
